1. BOOKING DEPOSIT: We require a non-refundable booking deposit (for ALL renters) of 25% of the total rental cost. Payment is due immediately and will be received by credit card. This non-refundable booking deposit is applied to the rental cost. Full payment is due 30 days prior to arrival. If booking is made less than 30 days prior to arrival, the full amount is due immediately and must be paid by credit card, bank draft or money order only. We will send you an invoice by email which you can pay by credit card. Please advice if you wish to pay by bank draft or money order.
2. DAMAGE/SECURITY DEPOSIT: To insure against damages to the accommodation, a refundable damage deposit of $500.00 is taken as on the day of check-in. This can be made by bank or postal money order which will be returned at the departure day. This deposit is used for any additional charges such as damage done to the property, telephone charges, lost keys, or if excessive cleaning is required. The charge for lost keys is $200.00 per key. We inspect the unit before and after a renter’s stay for damage, lost items and cleanliness. Please note that renters are fully and legally responsible for any charges over and above the collected damage/security deposit.
3. FULL PAYMENT: Full payment must be RECEIVED at least (30) thirty days PRIOR to check-in and is made in conjunction with the pre-paid booking deposit.
4. CANCELLATION: For bookings made more than 30 days prior to arrival: A renter has up to 48 hours after the booking is made to cancel without penalty. If notice of cancellation is given after the 48 hours and before full payment is made (30 days prior to arrival), then the non-refundable booking deposit is kept. If notice of cancellation is made less than 30 days prior to arrival and after full payment is made, the full amount of the rental cost is kept unless a replacement booking is made. If a replacement booking is made, then all monies except the non-refundable booking deposit (25%) will be refunded after the new deposit or balance is received. For bookings made less than 30 days prior to arrival: Full payment is due immediately if renter makes a reservation within 30 days of arrival. At this point, a renter has 24 hours after the booking is made to cancel without penalty. If notice of cancellation is given after the 24 hours then the full amount of the rental cost is kept unless a replacement booking is made. If a replacement booking is made, then all monies except 25% will be refunded after the new deposit or balance is received.
5. RENTER’S RESPONSIBILITIES: Renters will take care and respect the accommodation that has been rented from us. Renters agree to report any damage that they find or cause IMMEDIATELY to us. Our accommodation caters to family and mature adult groups. Should renter’s behaviour necessitate eviction (including a complaint of excessive noise), all pre-paid rent monies, deposits and purchases shall be considered earned and therefore is retained by us. Renters are required to complete the cleaning requirements. These requirements include washing and putting away all dishes, putting the dirty towels in the bathtubs, removal of all food and perishable items and leaving the accommodation organized and tidy. The cleaning requirements include the BBQ and outside area, so that it can be used by the next renter. Excessive cleaning of the BBQ will be deducted from the security deposit. At 10:00 a.m. renters will checkout and at that time our cleaning staff will arrive to clean the kitchen, bathrooms, floors, and do laundry. Use limited to registered guests only. Parties or events are strictly forbidden and subject to a $1500.00 violation charge per occurrence and will result in your eviction. Please remember that the damage deposit can be applied to the cost of additional cleaning if required.
No animals (pets) are allowed on the premises at any time. There is zero tolerance for excessive or late noise and if violated may result in your eviction without refund and $1,500 violation charge per occurrence.
No smoking is permitted inside or on the deck of the property. A $200/night fine will be charged if there is a smoking violation plus the cleaning of the unit/furniture/linens from smoke damage.
6. CHECK-IN TIME: The unit is ready for check-in at 3:00 p.m. Check-in time is between 3:00 p.m. and 6:00 p.m. Please let us know the approximate time you will be arriving. Occasionally early check-ins can be arranged, but cannot be confirmed until last minute. The renter must be present at time of check-in with damage deposit. No one will be allowed in the unit until renter has arrived.
7. CHECKOUT TIME: The unit must be vacated by 10:00a.m. Occasionally late check-outs can be arranged, but cannot be confirmed until last minute. Unscheduled late checkouts are billed out at $50.00 per hour and will be charged against the renter’s damage deposit. Remember, we have only 5 hours to clean and prepare unit for the next guest. Your consideration on check-in/out times is greatly appreciated.
8. DISCLAIMER: The Owners and agents of the rental accommodations rented shall not be held liable for any damage, injuries, illness, or weather related problems or any circumstances beyond their control occurring during or affecting the renter’s booking or stays.
